No. Property HQ helps you organise financial information, categorise transactions, and generate summaries - but it is not a substitute for professional advice. AI assistants draft and suggest; for tax and legal decisions you should always rely on your accountant and advisers. Think of it as giving your accountant a much tidier set of books to work with.
Not at all. Open Banking is entirely optional. You can use Property HQ for properties, documents, compliance tracking, and email management without ever connecting a bank account. When you are ready, connecting takes around three minutes and gives you automatic transaction categorisation, P&L tracking, and portfolio performance insights. The connection is read-only - we can never move money.
Each AI team member (PA, accountant, CFO, compliance officer) is a role-specific assistant grounded in your data. They can read your documents, transactions, and property details to give contextual answers. Critically, AI only ever drafts and suggests - it cannot send emails, change data, or take irreversible actions without your explicit approval. You stay in control at every step.
Your data is stored on Neon (serverless Postgres) with encryption at rest. The application runs on Vercel with HTTPS everywhere. Every database query is scoped to your organisation - there is no way for one user to access another organisation's data. Bank tokens are encrypted with AES-256-GCM before storage. We never store bank login credentials; those are handled entirely by the Open Banking provider.
Yes. Property HQ supports multi-user organisations from day one. You can invite team members to your organisation so they see the same properties, documents, and financial data. Each user gets their own login with full authentication and optional MFA. We plan to add granular role-based permissions in a future update.
We track the key UK landlord obligations: Gas Safety certificates (CP12), EICR electrical inspections, EPC energy ratings, deposit protection, smoke and CO alarm compliance, Legionella risk assessments, and HMO or selective licensing. The system surfaces upcoming expiry dates and will send reminders so nothing expires quietly. As regulations change, we update the compliance engine to match.

Gmail is fully supported today via Google OAuth - we connect with read and send scopes that you approve explicitly. Microsoft 365 / Outlook support is on the roadmap and coming soon. Once connected, your PA classifies incoming emails by urgency and category, summarises them, matches them to properties, and can draft replies with full context.
Yes. Transactions can be exported to CSV at any time with full categorisation and property assignment data. We believe your data is yours - you should always be able to take it with you. Additional export formats (PDF reports, accounting software integrations) are planned for future releases.
