Gross vs net yield
Gross yield is a quick headline number. Net yield folds in voids, management, insurance, maintenance, mortgage interest and other costs so you can compare deals more honestly. Cash-on-cash looks at net income against the cash you put in, not the full property value.

- What is net rental yield?
- Net yield subtracts your annual operating costs (including voids and fees) from rent, then divides by property value. It is a better sense-check of cash left after running the property.
