Gross vs net yield

Gross yield is a quick headline number. Net yield folds in voids, management, insurance, maintenance, mortgage interest and other costs so you can compare deals more honestly. Cash-on-cash looks at net income against the cash you put in, not the full property value.

Frequently asked questions

What is gross rental yield?
Gross yield is annual rent divided by property value, expressed as a percentage. It ignores mortgage interest, voids, management fees and other costs.
What is net rental yield?
Net yield subtracts your annual operating costs (including voids and fees) from rent, then divides by property value. It is a better sense-check of cash left after running the property.
What is a good rental yield in the UK?
It depends on area, risk and strategy. Many investors compare gross yields in the mid-to-high single digits, then judge deals on net yield and cash-on-cash after realistic costs.
